    This land is strategically located along US 52 in between Wal-Mart Supercenter (newly expanded) approximately 1 mile to the south and planned stores for Menards Home Improvement and Meijer to be constructed approximately ˝ mile to the north. Access to the property is obtained either by utilizing the right in/right out along US 52 (as shown on the site plan) and a traffic signal to be installed at the intersection of Paramount Drive and US 52 (also as shown on the site plan). The property is surrounded by dense apartment units housing Purdue University students, faculty and staff, as well as West Lafayette residents.     Other notable factors to be considered when evaluating this site:

    • Klondike Elementary & Middle Schools are located approximately ˝ mile to the north at the intersection of Klondike and US 52;
    • Great Lakes Chemical Corporation, just south of the subject property, employs 262, and Purdue Research Park comprises approximately 1.2 million square feet under roof and 591 acres along US 52. It is currently the only Research Park in Indiana, employs 2,500 having earned an average wage of $58,462 as reported in June 2003 and is home to more than 104 companies;
    • The area is experiencing strong retail activity and business investment as Wal-Mart has recently expanded into a Supercenter, Menards Home Improvement and Meijer have new stores planned just north on US 52 and Applebee’s (located on an outlot of the Wal-Mart Supercenter) is reported to be their #1 Indiana restaurant based upon sales (estimated at more than $3.3 million in 2004); and
    • Purdue University, one of Indiana’s largest and most recognized universities experienced an enrollment of 39,000 students in 2004 with the campus only located approximately 2 miles to the south.
