Narrative
  A total of approximately 17 +/- acres are planned for retail/commercial development as part of Keystone Enterprise Park, a unique mixed use commercial-industrial-retail complex located in immediate proximity to the interchange of I-70 and Keystone Avenue on the near east side of Indianapolis.

The location benefits from both high daytime and residential population counts within a five minute drive time. Based on 2002 data, the site has exposure to nearly 174,000 vehicles per day on I-70 and almost 26,000 vehicles per day along Keystone Avenue (see official traffic count download).

The park is located in the Indianapolis' Urban Enterprise Zone. The zone is administered by the Urban Enterprise Association, and offers tax benefits for qualifying new investment such as inventory tax abatement, gross income tax exemption, investment cost credit, loan interest credit, employment expense credit and employee tax deduction.

Prospects interested in locating in Keystone Enterprise Park will be carefully counseled by UEA incentive specialists to determine which incentives the prospect’s investment may qualify for.

Even without tax incentives, Keystone Enterprise Park is a “home run location” with immediate proximity to a major I-70 interchange and along a very busy north/south thoroughfare through the heart of Indianapolis’ east side.
