Fall Creek Commons is a proposed multi-tenant neighborhood retail/service center located at the northeast corner of Fall Creek Parkway and Central Avenue in the heart of the rapidly re-developing Martindale-Brightwood and Citizens/King Park neighborhoods in downtown Indianapolis.
At 11,200 square feet total, the proposed facility can accommodate up to ten separate tenants in as little as 20’ wide spaces.
Since the Spring of 2002, 375 new households have moved into the Fall Creek Place community immediately south of the subject location, with 32 additional homes currently under construction. Upon the completion of the first three phases of Fall Creek Place there will be 420 homes, not including the additional 124 new homes planned for construction start during the Summer of 2006. These numbers are astonishing for a downtown development considering the homes will exist within six blocks of this new retail location.
Statistically the households are primarily single-occupant, mainly comprised of recent college graduates purchasing their first home. The demographic profile suggests rising income levels and a higher proportion of disposable income than other market segments.
This coupled with a growing downtown workforce approaching 100,000 workers, and Fall Creek Commons’ location along a major corridor leading into downtown makes Fall Creek Commons an ideal location for businesses wanting high visibility, convenient proximity to a growing and relatively affluent consumer base, and affordable occupancy costs.
