In September 2002, Davis Land Development simultaneously purchased two parcels of land in Washington Township of Hendricks County totaling ~143 acres. The subject 58.3 acre parcel was the smaller of the two parcels acquired at that time. The price paid by Davis was $20,000 per acre, though the parcels had been appraised at $24,000 per acre. The Farmers Bank recently acquired title to this 58.3-acre parcel and offers it for sale at a price of $929,000, or just $15,935 per acre.
The downloadable attachments to the right of this screen depict the parcel in its neighborhood context and provide other evaluation materials for review. Note the subject parcel enjoys not only its frontage on CR 200N, but also direct connections to the subdivisions on the parcel’s east west and south property lines.
