Prime Development Land Changes Hands

Ryan E. Zickler of Zickler Associates, LLC, has announced that his company represented the sellers in the sale of a 59-acre parcel of mixed use development land in Avon, Indiana. The buyer is GPT Avon, LLC, an ownership entity created by developer Pine Tree Commercial Realty, who was represented in the transaction by Joe Tarpey of RESOURCE Commercial Real Estate.

The land was already zoned for development with about 36 acres earmarked for approximately 180,000 square feet of retail in the Town of Avon’s “SC” zoning classification, and 23 acres targeted for a maximum of 200 townhouse or condominium units within Avon’s R-5 zoning classification.

Situated at approximately 975 East US 36 on the north side of Rockville Road, the parcel is immediately adjacent to and east of the Wal-Mart center which opened in 2004. The property will eventually enjoy a connection via frontage road with the Wal-Mart parcel, and a traffic signal has recently been approved for the subject property’s Rockville Road frontage at a planned intersection with Gable Drive on the south side of Rockville Road.

The land was previously owned by Joseph Warner McClain of Sun City, Arizona and Charlene Shumaker of Plainfield, Indiana. According to Joseph McClain’s son, Indiana State Representative Rich McClain of Logansport, Indiana, “my father and my Aunt Charlene have fortunately waited until just the right time to realize the maximum benefit from the sale of their Avon land. Ryan and Lou Zickler, along with their associate Rachael Phillips, have been extremely tenacious and thorough in plowing through the myriad details leading up to the successful completion of this transaction which has been nearly a 24-month ordeal. Our families genuinely appreciate this wonderful result.”

Ryan Zickler declined to reveal the exact sale price but did confirm the total consideration paid was in excess of $9 Million. The purchaser intends to begin development of the retail portion of the new “Avon Towne Center” in the Spring of 2006, with stores scheduled to open for business within the following twelve months.
